This year’s edition of the Regional Economic Forum Moldova (FERM), held in Vatra Dornei, included a series of thematic field visits, offering participants the opportunity to discover concrete examples of best practices in regional development and sustainable tourism.

Within this strategic framework, the field visit by Dorin Vaideanu, founder of Doralnic, provided insight into how tradition and innovation merge in the log house construction industry, promoting sustainability and social cohesion.

Bucovina – Land of Forests and Innovation

“Bucovina is a land of forests, which is why the forestry industry is highly developed here. Moreover, in recent years, new technologies have contributed to modernizing the sector.”

Dorin Vaideanu’s company, located in Coșna Commune, Suceava County, assembles log houses from carefully selected fir logs, chosen for environmental sustainability and durability.

Technological Process – From Raw Wood to Ecological House

“After drying for 4–6, 8 months, the houses, as you see them, are dismantled, cleaned, fitted with joints and insulation, then loaded onto trucks and delivered to clients. Upon arrival, we install roof insulation, flooring, ceilings, tiles, double-glazed windows, and sanitary facilities. Everything is ecological. Everything is natural.”

Each house is custom-built to order, with the support of a design department.

Project Duration and Wood Acclimatization

From pre-order to final assembly, the process takes approximately 24 months.

“It requires design, then authorization, foundation construction, pre-assembly at our site, dismantling, client-site assembly, partial acclimatization for at least six months, after which we complete the interior – windows, sanitary facilities.”

The wood used must adapt to the environment in which it is installed.

“The humidity when entering production is around 18–20%. Currently, in production, it’s around 20–24%. When it arrives at the client, it’s between 18 and 20%. The final finish can be applied when the wood moisture is around 14–16%.”

Final acclimatization lasts between 3 and 5 years, with moisture monitored using a moisture meter.

“The wood is taken from one environment and moved to another; it must integrate into that new environment.”

Construction Costs and Options

The cost of building a log house varies depending on finishes and insulation:

  • Basic structure: €600–750/sqm
  • Semi-finished / advanced gray stage: €800–1000/sqm
  • Turnkey construction: €1200–1500/sqm

“It’s not cheaper than a brick house, but it’s a different kind of house. Natural. We use natural insulation, sustainability, and recycled wood,” explained Dorin Vaideanu, highlighting that all houses come with a 10-year warranty.

Insulation and Materials – Sustainability and Quality

The company uses natural wool from Romania and Austria, with thicknesses of 6 cm, and logs of 40–70 cm.

“The requirements of the owner and the end beneficiary matter greatly. The technological process at Lana Term differs from that in Austria. Austrian wool is of higher quality.”

Proper wool treatment is essential for durability.

“If the treatment is incomplete, it can be attacked by moths over time. If there’s a problem with the wool, there’s a problem with quality. And we don’t want that.”
